When it comes to the features and attributes of investment properties, there are a few things to look for that can make your property more appealing to potential tenants. These include:
Properties with low maintenance back and front yards. Smaller grassed areas and more paved areas are both great features to have, as they make the backyard easily maintainable and therefore more appealing to renters. Additionally, there are many great low maintenance plants that can be added into your garden to add physical appeal, but also preserve the low maintenance.
Properties with a larger number of bedrooms and bathrooms are more likely to bring in a better rental yield. This caters for a larger demographic of tenants, giving them more freedom with rooms for guests and additional family members.
Built in robes for all the bedrooms
A renovated kitchen and/or bathroom (as these areas are of significant importance to many people)
A good working air-conditioning unit fitted throughout the property
A safe and secure building (e.g. dead locks on all external doors and a lockable front gate)
These are just a few features to look for when purchasing an investment property. It is not always possible to accommodate all of these points; however, this gives you a decent understanding of what to look for and how to make your investment property more appealing. You should always ask yourself: what would I want if I were to live here?
